A small automotive dealership in the Economic Development District near Oceana Naval Base approached IONIC to develop their headquarters. The city of Virginia Beach acquired several parcels of land within this overlay district in order to promote acceptable businesses that would encourage further growth and new development in these types of areas.
The first structure, a two-level steel frame structure is clad in glass and both smooth and corrugated metal panels. Tall expanses of glass deliver bright and open vistas to the sales lot along the boulevard while providing ample natural lighting to the interior showroom and sales offices. Cantilevered metal screens overhang the various windows to protect from direct sunlight. A black obelisk tower erupts from the midst of the front façade signaling the entry point and anchoring the overhanging wings. The second structure, placed at the rear of the site, houses multiple service bays.
This building is rented to local car repair tenants needing space. The structure is comprised of traditional metal building components that mirror the front façade of the primary sales building. The district required some complicated sound retention details because of proximity to the air base.
